Tenants on Section 8 clearly have limited income. Are Baltimore, MD Landlords waiving security deposits or doing some other alternate arrangement to get tenants in?  I notice with the large inventory of great properties and great rent potential in Baltimore, tenants seem to have great options. 1 month rent security deposits always are a challenge and tenants keep indicating that other rentals do not require it. What are landlords doing??

I’m looking for recommendations for property management companies in Baltimore city. Can anyone recommend someone/firm? Thank you

There is a company called THNKS that does something like this; we use it where I work @ my W2 job so it comes to mind immediately for me. In our company we occasionally send clients or people we work with "thnks" and they are e-gift cards to various places, often tailored to fit the season (ie, holidays) or a bundled product with a cute name ("Sweet Treat" THNKS might be a starbucks giftcard for the exact amount required to purchase a mocha and a cake pop). We are supplied with a monthly budget and can send thnks out at will.

Although you might use it differently, it seems this service might fit the bill :)

Read an interesting article about ways to cut costs when it comes to rehabbing a house.  Was curious on if anyone in the country has utilized these tips and if they've paid off/worked out the way you were hoping.  Personally not a huge fan of the painters tape accent wall and fake brick but the other tips seem to be great ideas and bring a lot of nice features into a house that I feel a lot of flippers miss out on.
