No deposit no keys for me, regardless if they are on the program or not. Had one tenant who could not afford the deposit and section 8 stepped in and covered the deposit... which apparently doesn't have to be paid back.

It is doable with straight conventional, but FHA you typically can't have more than 1 in your name at any given time, unless there is an extenuating circumstance that a lender may be more familiar with

My go-to is Brian Quick from HQ Property Management. They do all of Baltimore and the surrounding areas

Hey folks! I've heard of employers sending "gift" emails to employees where the employee can select from 20-30 gifts in let's say a $50 dollar range. Instead of a gift card this year, it would be cool to allow my tenants to pick from an assortment of gift options. 

Does anyone know of a service or app that does this? I only saw one called snappygifts which is for folks with a $2000+ yearly gift budget. Some day : )
