I would highly suggest using a rental agreement if it's outside of Airbnb or you are going to be asking for trouble. We did talk to an attorney who told us that guests who book on Airbnb or VRBO are essentially agreeing to a contract. So if it's through Airbnb or VRBO, I wouldn't worry.   

With that said, I’m a licensed real estate agent/property manager so we get our short term rental agreements from our state association. You might be able to get one from a local agent in your area. I have a template if you want, but have an attorney look it over since you are in a different area. You can DM me for this.

You will need advice from local real estate agents or property managers for any extra paperwork or disclosures that are needed because each area can have different requirements.

Also, add the house rules to the contract.

Jump in and learn to surf when you can. There will be some smooth days, rough days, high tides, low tides, but because you started today, you won't be falling off your board a few years from now. 


Jump in while you can, granted - don't over pay, but get some scuffs and bruises on your shins so your 2nd, 3rd, 4th, and 12th property purchases are walks in the park

Anyone here that know me, knows that I share just about anything with other investors. i don't hold back. As @Sam Lewis  said If I did have a great contractor it is the one thing I wouldn't share. They are just to rare.

One very experienced investor that I look up to as a mentor once said. "I go by the three deal rule. A contractor is good for about three properties before they flake out on you."

Finding good ones is about the hardest part of this business. Good luck

The brutal truth is very few people will tell you who their go-to handy man is, especially on a public forum

I am in a similar boat, I have a fantastic contractor but a tried and true handyman is TBD. Join or start a local group that meets once a week (anywhere from 5-15 people). Everything changed when I joined a small group of 10 or so investors where we meet weekly and share our network with each other

Or check out a Baltimore investors Facebook group, there are plenty (too many).
