Good evening and Happy New Years Eve!! 

I currently live in Wilder next to NKU, I purchased this duplex almost a year ago (January 2022), and have been doing a lot on my own. Although, I am consistently learning the downfalls of doing this alone and want to build a team that can help me in my real estate investment journey. I am trying to be more proactive than reactive as I have been for the past several months. I would love to connect and potentially host a meetup for other local newbies. Last January(2022) I purchased my first Duplex, I have been using the past several months to flip the current unit I live in and have a long-term tenant in the other unit (7 years). Should I flip her unit after mine or go ahead and get a re-appraisal and refinance to move to the next property, or option 3 (unknown)? 

Additional details, once I proceed to the next property, I would expect around a 7.58% CoC return (due to her unit not being flipped - once hers is flipped it would increase to ~14.38%) from the current property.

Hello everyone! My name is Sam, I am 24 years old and living in Cincinnati, OH. A few months ago, I closed on my first duplex. I am currently living on one side and flipping it while renting the other non-flipped side to my tenant. This is the first time I have ever done this, but recently found bigger pockets and have really loved hearing about the community that is created and exchanging of ideas!

I am working full-time for an international corporation as a supply chain manager, but want to invest heavily in my future with real estate investing. I would love to connect with others and potentially find a community of entrepreneurs in the Cincinnati area or virtually to learn and grow my knowledge! Thank you all very much!
