@Bjorik Mutize , thank you for your response , and what bought me to foreclosure was that if some people would just realize the power that they have of reliving someone from their troubles, and then switching it into a profit , it’s like killing two birds with one stone , sure it’s not easy because with foreclosures come with being careful with the title search and making sure there’s no lien and ect , but if done properly it yields a huge profit.

You could always partner with someone that has that W-2 track record. You being licensed, you already have something that may add-value to the partnership.

Also, it’s not that your income doesn’t count, however usually lenders want to see a certain amount of time, like 2 years or so, before they consider anything. Some lenders less, some more etc so I’d reach out to a few and see what they say.

What brought you to starting with foreclosures?

Wow I’m 23 and quit my job that paid me $23 , I said the same I said I won’t go back to a 9-5 I’m in college also, which I hate, I’m lost just as you, but I’m glad to see someone who has the same mindset as me, my advice is to find a niche , read , ask questions and learn what others have done before you who were in your shoes, once I find that person I’ll gladly come back and share, good luck mate your not alone and you will be great, you got the mindset and don’t want to be trap , so that’s a great start!!

Hey guys I’m 23 years old and been reading a lot trying to find out how to be an investor in real estate , I have no income due to me being in college , but I came across a very difficult topic that know one seems to explain well. “Owner finance “ . A few say it’s best for me since I have no income and I can avoid a loan process, but then a couple say no I need income . Ofcourse I have money saved for down payment if need be around 20 to 30k , but that’s all I have saved, I don’t have a job, I try to prospect as a real estate agent to make money while in school, but I hate college and I want to start investing so bad, and I hear that some use owner finance to start, PLEASE HELP SHINE SOME LIGHT !! 😫

I’m 23 years old , in college and want to become an investor . I don’t have no income because I’m in college and didn’t start working , but I am a licensed real estate agent who want to specialize in distress properties, I started reading a lot but it just made things worst! , I don’t know where to start, should I wholesale , ? should I get into foreclosures ?, should I try to get a owner finance deal and then rent it since I have no income to qualify for a loan, . I’m lost but I do know that i want to get a property and then either rent it out for a while until I can sell for a profit , or fix and sell it right away, but ofcourse I have no income and it seems foreclosure , wholesale and trying to delinquent taxes houses are all similar and options but I’m still blurred 😭

Hey guys I’m 23 , licensed real estate agent and want to be an investor , please don’t look to much into my question if it makes no sense as I am new and just want some quick insight . I started reading books about foreclosures, I’m in college , no job, but have 720 credit . Is there a way to invest in a foreclosure property with no income verification, ? How would that process go, and if there’s no way to do so, what’s the best way for a college student to jumpstart into real estate investing so that way I can save up money , ? and what’s the best way to start getting some houses under my belt as assets ?
