I have been running 4 STR units for a couple months. Personally any pro / serious STR operator should us a dynamic pricing service. If you look at the time spent updating pricing vs paying a fee to automate this service (1% for beyond pricing) should more than pay for itself. As you scale your business you will waste valuable time pricing 10+ units vs focusing on the bigger picture / higher value tasks.

In my market for example there is ~1500 active STR (over 200 within a one mile radius). Your major competitor for STR will be hotel rooms (in my area ~15k in metro area / 3k+ within a two mile radius of our STRs). Pricing services pull in both STR / hotel rates to adjust there pricing. In general we run ~20-30% discount to hotels. The only caveat I would have is it has missed on a couple major events (not raising prices high enough). We do a manual review of pricing monthly or quarterly for any big upcoming events it may have missed.

I am looking for a solution to a key fob entry for my apartment building.  We run several Airbnb units and the building requires a key fob for entry (we use smart locks for the units).  I am trying to find a smart lockbox (10-30 boxes) which will generate limited time codes (either time frame or can be used only twice).  Does anyone have a solution that has worked for them?  We would want the ability for permanent codes as well (owners / cleaning service to verify fobs returned).  Something similar to "latch" locks for a lockbox would be perfect.  Prefer integration with airbnb automation software as well.

Looking for a referral for a lawyer who is focused on real estate in the KC area.  I am looking for several docs / advice (purchase contract / lease / etc.).  We are looking at single family homes in the KC metro area (KS/MO) for rentals.

New to BP. I am curious if anyone has suggestions about a good real estate attorney and CPA firms. Legal advice needs : LLC jointly owned by three partners / offer docs / county or city specific lease docs. Accounting advice : setup and on going maintenance of Quickbooks (or other recommended software). Needs to include balance sheet / income statement and tax strategy advice. Focused on mainly Johnson / Douglas counties at this time.
