Looking to upgrade to AppFolio, but do not have the minimum number of units yet.  Looking to find and managed a few more units in Johnson County ideally 10-15 single family rental to aggregate with current units to get over 50 minimum.  Used to managed 16 STRs in KCMO.  My partner and I have had units in several major metros in KS, but are looking to reposition into more SFRs.  Looking to connect with other investors in the area that this may be a fit for.

I am looking for a law firm or lawyer that is well versed in the STR application process for Kansas City, MO. This includes the annual STR rental application, annual business licenses requirement, and KCMO complainant leases. We have bookings from STR platforms (Airbnb / VRBO / etc) and direct as well. Running into snags not finding someone well versed in all the requirements. Ideally someone who does both STR and long term rentals.

We were notified that CBIZ was not renewing its policy with its STR insurance carrier (western world). After talking with our rep we also found out a lot of new policy providers restrict coverage to a 4-6 floor max and/or 36-54 total units per building. Several of our STRs are in a 10 floor building with 200 unit in the building. Does anyone have another insurance broker or carrier they would recommend?

Does anyone have a software service they use to collect rents? We are currently using PayPal but would like to find something that will automatically charge their bank account or debit card. We would like to input rent schedule and have it automatically stop at the end of the term. Ex 1st month rent + security deposit on 10/1. The full monthly rent 11/1. Then half month rent 12/1 as this is 10 week rental.

Does anyone have any insight into if business income coverage has kicked in for their STR insurance policy. We have a policy via CBIZ/Tudor Insurance and our contact is claiming that COVID-19 loss of income in not a covered event. Airbnb's extenuating circumstances / steep decrease in bookings would appear to qualify for this coverage I would have thought, but they are claiming it does not.

I am curious if anyone has used a VA or company to handle after hours communications. We are looking for someone to answer messages / respond to phone calls between 5pm - midnight. We have 12 units so ideally looking for a solution that is cost per message or splitting a VA with someone else (some days they will have zero messages other days several messages / phone calls).

Unfortunately we have not found a good solution to our key fob problem.  We have an automated smart lock solution for z-wave locks that will work if your entry to units is accessible without a key fob.  PM if you want more details.  Only solution we have found for our key fob problem is keycafe which is overly expensive in our opinion vs a traditional lockbox method. Also getting wifi to the entry of the building is very expensive.

Can someone point me in the direction of good multi-family apartment data for Kansas City or the US in general.  Looking for occupancy %, new builds, etc for my local market ideally.  Have access to Newmark Grubb data but this is focused on industrial / commercial properties.  Colliers is the best data I could find, but if you know of any other free data this would be appreciated. Trying to find trend data on studio / 1bd rents and new developments in downtown KC area.
