Hey @Anastasia S. 

I'm in South Florida, and the only thing I know is that this market is more expensive than the Tampa Bay area, or even Jacksonville. I don't have many options for SFRs and I'm looking in the $200K range. 

I'm also not sure if Tampa has this, but many places in South Florida have HOA fees that drain your income if you're looking into buy and hold.

Please let me know if there's anything I can help with.

I hear your pain, @Account Closed. I'm in Boca and I run into the same issue. For me personally, I try to avoid HOAs as much as possible, but sometimes the deal is too good to let go. I'm not yet into buy and hold, I currently flip houses, and still very hesitant when it comes to HOAs.

@Dale Graham Wholesaling for now, but soon to work on fix and flip as well. Rental properties are next on my plan, hopefully within a couple of years.

I know this is an expensive market, I'm in Boca Raton, so I feel your pain.

I can't advise you on your question, but I would recommend attending Brandon Turner's webinar this Wednesday at 7 PM, he'll talk about evaluating rental properties, this is a live webinar, so you can ask him this question. Hope this helps!
