@Alexander Merritt, I'm working on a project similar to that in Baltimore. I think it's an excellent business model but I also think it will be more management intensive than most REIs want to deal with. Especially those that self-manage. Having a great property management team who is on board could make all the difference. 

Is the individual that you mentioned investing in Baltimore as well? If so, which school?

@Adam, did you ever settle on either of these companies? If so, would you mind sharing how much it cost you or the prices you were quoted?

@Michael Blank, I'm 90% sure that this $1.2M 24-unit was the same deal I picked for my sample deal package (just getting started in multifamily, following advice from your podcast). $900k was the number I used too. If it is the same property then, apparently, it just went under contract. It chills me to think someone may have paid the asking price.

I am a Baltimore, MD native and I invest in my own backyard. Fortunately, the numbers make sense here. From what I've observed, the market for 1-4 unit rentals is great! However, I've begun to set my sights on larger multifamily deals (20 - 50 units).

One of the resources that I've recently picked up to help educate myself on the apartment game is the "The Apartment Consultant eBook" by Peter Harris. In it he stresses the importance of knowing where your market is in the cycle.

I'd like to get a consensus from other Baltimore investors. Where do you think Baltimore City currently falls on Peter's "Real Estate Cycle of Reason" (pictured below)?

I'd recommend Randy Morrison of Home Ownership Works. He's an investor himself so he knows what investors are looking for. He's also very knowledgeable about the area and neighborhoods.
