I'll reiterate what the others have said. Not only are you going to be faced with code issues, but it is a bad idea to have your tenant manage a large project like that. I'd advise against it as well.

Hello Jenice. Investing in other states is as easy as buying a property and hiring a property management company to run the place. This question has been asked and answered a few times before. Search around and you'll find additional advice elsewhere on the forums.

Seems to me like there is an audience for many of the FSBO sites, but I don't really think it is worth it. Market your properties through Craigslist and other FREE classified sites and you get a ton more bang for the buck. The only spending I think worthwhile is posting classified OPEN HOUSE ADS in the local paper.

If you have tenants that you know and trust, maybe you could make a deal to reduce rent (less then what you would pay the lawn guy), in exchange for lawn duty. I've heard of a few landlords who do this.

It is all about the trust you have with your tenant, IMO.

Good post. I think Craigslist has started to really affect the bottom line of many of the newspapers because they have hit the classifieds sections pretty hard.

Hey Frank. Is there anywhere you would recommend an out-of-towner start looking in Texas for single family properties to buy and rent out? Any particular neighborhoods with good cash-flow properties, quality people, and good management companies to run the buildings?
