Looking for a tax advisor/cpa that is reasonably priced and familiar with investors in residential rental properties for tax counseling/advice.

Looking for lenders that can do conventional loans (30 yr fixed) in Baltimore county for ground rent (investment/rentals)  residential (townhomes) properties.I contacted several out of the area lenders and they all said that they dont lend on leasehold (ground rent) properties.I contacted several local credit unions and was told the same.If you  know a SPECIFIC bank/CU (please do not recommend  'try a local lender...' as I already got this).I find it hard to believe that there are no such lenders given that there are so many such properties in the Baltimore area.I prefer not to pay the additional amount to redeem the ground rent.

Have excellent credit ,property is in my name (no LLC) and I own them free and clear at the moment.

In the process of finalizing an eviction of a tenant in Baltimore county and looking for companies that do the actual eviction (not the legal process but taking the tenant's belongings out of the unit once the sheriff arrives),spoke with a couple that were pretty pricey and wanted to see if there are any with more reasonable pricing.Is it true that in the county the belongings of the tenant must be taken straight to be disposed as in other counties they are being placed at the curb (at least initially).

Looking for a handyman for a home remodel/rehab,not looking for a company but an individual with possibly 1-2 helpers.

I am considering buying a rental in the county.Since the water and sewer bills are associated with the taxes at the year end , is there any way of passing these costs to the tenant (is it possible to get a periodical reading for both???) and if not how do you make sure that the tenants dont run your water and sewer bills to the roof?

Considering buying a row home to use as a rental in HALETHORPE MD 21227 around Norfen rd ,any input on the area pros and cons would be appreciated.3 br 1 ba ,price around $70k,another $10-$12k for renovations,seeing rents around $1100-$1200.Overall the area seems ok to me-anything to look for or avoid?

Considering buying a 3 br 2.5 ba townhome in Parkville zip 21234 in the Baltimore County,near the intersection of Hillsway Ave and Perring Pkwy.Price $70k ,around 20k renovations  see rents around $1100-$1200 for similar properties in the area.Anyone familiar with this area that can provide input would he appreciated.

Considering buying a townhome in Brooklyn Park to use as a rental.Its a complete rehab,location is around Townsend ave# Ritchie Hwy,3 br 2 ba,values after rehab there seem to be in the +/-125k range,rents around $1100-1200/mo.Schools seem to be not bad (relatively speeking) in that area and taxes pretty low.Would appreciate any input from individuals owning properties there or familiar with the area - things to look for/avoid etc.

I am considering buying a house in Baltimore county that likely has a bathroom built without permit,it is advertised as 2 bath but in the county records it shows as 1 bath.Is this common in Baltimore county?Is it worth fixing it (getting a permit , inspections etc.) and if so how difficult it is to have it made legit or is it better to leave it as is?
