James,
This is more for me personally, he is located in Vegas and has not previously invested here in Minneapolis before. So, it's more for me to learn a bit myself and make some connections so I can get things going here.

I shall try my best and see what I can do haha. I don't think I would ever want to be compared to Manchester United anyway...

Thanks for responding James,

Sam Gleadle

@Sam Gleadle I am confused. Your going to start working at your friends real estate company, in acquisitions, yet you'd like to meet with other agents to help teach and mentor????? Isn't that what your friend's brokerage should be doing??????

And please, please, please can you do something with MN United so fam stops laughing when we say "we have football too". So we will never be a Manchester United, but could we at least be on par with Bafana Bafana.

Hey guys,

I have just moved to Minneapolis because I have signed for Minnesota United. I am hoping to begin working in acquisitions for my friends real estate company, and would love to find an investor or agent with experience working with investors, to meet with and ask some questions.

Get a lay of the land and just hear what they have to say. Please respond if you are in the area and wouldn't mind meeting for some coffee or chat on the phone even, or just a recommendation of someone you know.

Thank you BP nation.

Investment Info:

Condo buy & hold investment.

Purchase price: $289,900
Cash invested: $15,000

Bought a condo as my primary residence. Will be rented out when I move. From looking around prior, I am confident that due to the area of the condo, I can rent out for at least $200-300 over my total expenses for the property. I expect the area to appreciate over time as well.

What made you interested in investing in this type of deal?

Great spot for my wife and I to live while we are here, and when we move I believe it to be a good place to rent out.

How did you find this deal and how did you negotiate it?

Team I play for gave me the real estate agent that works with athletes here in MN. I paid full asking price, but got the seller to pay for about 85% of closing costs.

How did you finance this deal?

Traditional financing, and qualified for 5% down.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My agent is a good agent to work with as a normal person for a primary residence. When I look for investment properties I will probably look elsewhere.

Hey guys,

Been a while since I have been on. I am possibly relocating in January and I am looking at buying my first property!!! This will be for me to live in until I leave the state, then I will look to rent it out.

My fiancee and I are looking into some apartments and condos in the downtown area and I was wondering if a condo is a good investment like a house? What are things I need to look at if I go this route?

Basically just asking how I can utilize an apartment and condo, as I would with a house?

Cheers guys,

Sam

@Mike McCarthy thank you for your response. We are looking at it as an investment property, and will not be living in half of the duplex.. it is an option we can look at I suppose to get in for the lower FHA loan!
The seller wants a quick sell because they just lost their job and need the cash. Priced way to high, so can get in for less than listed 100%!
thank you for your fast response

Hey guys!

A multi-family property just popped up on the MLS, and it is in a pretty good area and the seller needs to sell quickly. My friends and I have been asking questions and definitely have interest in the two units.

Because of it being two units, we must put down a 25% down payment as it is an investment property. Our question is, due to us not having enough money, what are some options to get the money? We obviously know about a normal lender or a private lender, but just wanted to ask and see what creative ways people have out there, or some we haven’t looked at!
The total down payment money needed is around the $77K mark and some additional money for some small rehab!

Thanks guys, can’t wait to read the responses.

@Jaron Walling & @Stone Saathoff

Thank you both for your responses. Always a little uneasy when something unknown is happening to the world. I totally agree that the best time was yesterday. I will continue to look for the right deals, and I am confident that I will get involved as soon as it is feasible.

Thank you!!
