Hey Jaret,

Fort Myers is in the middle of a boom right now, a report just came out that Fort Myers is the highest construction market (By Percentage underway) in the nation. With that being said, I do not know much about the building codes, but there are a lot of apartments about to come into the market within the next 12-18 months. All under construction are 100+ units, with the largest being a 360 unit development. I am a broker in the area and we have recently put a couple of apartments under contract. As for ROI, there are a lot of 60s and 70s builds in the area. They are trading anywhere from high five caps to mid seven caps. The newer builds are much bigger and obviously trade for much more compressed cap rate.

I am a realtor in the Benton/Bryant area. I have never done any whole selling, but have flipped a couple of houses. The way I got those deals was through networking. You might hear that a lot, but it is true. Lots of people on BP and in the area that flip as well. Get connected and the deals will start coming. I'd love to help you out in any way!

I am from the Benton/Bryant area. Just south of Little Rock. We have had massive growth in the past 3 years. Large retailers coming in and all kinda of new businesses. A 60 million hospital just started construction as well. It's pretty exciting to live in the area and being a realtor, it's good for business! I have a couple of deals if you would like to look at them.

Both of the flip rehabs were around $0.50 a sqft. I stick with homes that are all cosmetic repairs (Paint, Floors, Doors, Lights, & etc).

Hey Jean,

I am a realtor in the Little Rock area, but I have just finished two flips.

I did all the contracting on both the properties and have contacts for all the rehabs needed. I did both rehabs for under 10k. 

I have not got into multi family rehabs, but I could imagine the cost per sqft would be close to the same. I will do some calculations and get you numbers on my cost for the rehab!

@Adam Giles

Thanks for the input, I am going to add your suggestions to my calculations. The reasons my rate is so low is because I got my money from family and they were ever generous with the rate. My intention was never to rent the place and if I were I would raise the rates. My COC return will be around 9.2% renting, if I did the calculation right.
