 Nope. He hasn't responded. I am committed to take legal action against him along with other colleague here on bigger pocks who has been burnt by him for much higher amount.

Yes, you could check the Licensing Authority for the license verification to check if the license is valid or revoked

Google the name, company name with key words like "Judgement" or "Penalty". This should help. 

I am giving the guy this week, before I proceed with formal collections proceedings with a licensed firm. They have much more resources with them and have exclusive agreements with the banks and other authorities for the LLCs they collect on.

They also report the bad credit for the LLC on the D&B credit report so it becomes difficult for the LLC to secure any credit or any new business that checks the credit.

Hopefully I don't have to do this to the guy!

I will update the thread as it progresses and yes if it comes to that I will name the contractor and any public records information I find on this forum and every website / forum that is relevant. 

For now, I am giving the him benefit of the doubt as he got back to me and asked for a week.

If he backs out on the commitment first step is collections and the final step is litigation. 

I have spoken to collection agencies and local attorneys who can work on contingent basis. I have also found out d/b/a as a LLC doesn't pardon you personally from avoiding breach of contract, code of conduct, fraud and tort related judgement. You are still personally liable for those.

Hello Folks,

I own a SFR in Gardendale. The tenants moved last month and have 2 dogs. Not on any restricted breed list. I found out that my underlying policy doesnt cover any animals (my umbrella does). Could anyone recommend an agent who could write an underlying policy with animal coverage (restricted list exclusion ok)

I am shopping around.

Thanks Folks. The contractor got back to me and showed commitment that he would refund the money next week. He was facing some health issues.

For now, I will hold off on moving forward with anything to give him benefit of the doubt and give him a week to fulfill his promise.

Aaron, the collection agency that I was referred to have local attorney network that work on contingent basis. They are BBB A+ accredited and licensed / bonded in all states that require commercial collections licenses. I have learnt a hell lot of new things after speaking to a bunch of people in that business.

Will update the thread.

Hello Folks,

Understand this is probably a repeat story. I hired a contractor through biggerpockets introduction. He "was" (per the public records I found out) a licensed builder in MI and I hired him to do 2 jobs (Garage roof and electrical re-do) in my house in OH (Cleveland). He approached me and told me he does a lot of work in Cleveland. 

He does business as a LLC and both the contracts are through the LLC.

He has stopped responding to my messages and calls and owes me 1K for the deposit on the roof job that he never started and roughly about 1K for the electrical job leftover that I have hire a new contractor to finish.

At this point, I am planning to pursue formal collections options.

Any feedback / suggestions are appreciated.

I am not naming the guy here as he is a BiggerPockets member.
