Hello Folks,

I bought a foreclosure property last month in an A(/B+) suburb of JAX. THe house is 1987 build and I paid 65K for it. It was appraised for 70K without any rehab. I have put 20K in rehab (New Roof, HVAC, Flooring, Water Heater, Paint, Kitchen appliances and other updates). The house rents for $950 month.

I had paid 25% DP on a conventional mortgage. My total cash invested is 25%of 65K and 20K. What option do I have for getting the cash out at least 70% of the rehab amount?

This is an Investment Property. I have 1 Primary and 3 SFR (total 4) and a credit rating of 760+

Any feedback / help is appreciated.

This is my second roofing contractor post :) 

I need to replace the roof on the The detached, two-­‐car garage on my property in Wickliffe. The quote I got was $1,700. Anyone can recommend a good roofing contractor who can quote me a price.

I own a house in Middleburg FL (32068) and looking for a good Roofing contractor to replace the roof. The last quote I got was $3,750 to replace the roof including the rotten wood fascia boards.

The house is a 3/2 ranch. 1096 sq. feet.

I can give more details / inspection reports and my PM's contact

Looking for referrals to do some electrical updates. Thanks in advance.

OK, here is the official breakdown. It is now gone up

1. Replaced back flow preventer and water feeder to the Boiler: $625

2. Installed 2 radiator valves on the top floor and installed bypass on the Boiler: $800

Is $1,425 reasonable by any means for the service call. I read somewhere you could replace the whole Boiler for 3K

I am getting annoyed by the non transparency and changes :(
