you mentioned perc or not. Do you know if there is city sewer at the street? Are the neighbors on sewer or septic? If there is sewer the city may make you hook up when/if you build in the future and that can get exspensive. If you buy it build right away and do it with your primary residence in mind. I'm sure you can come up with something to block the view from your place. Eventually someone will scoop it up if it's buildable and not have you in mind. I would definitely LOW ball it though.

Melody is there a redemption period from  the time of auction to the time you could take possession of the property? Were you able to gain access to the property interior to do a visual inspection or just pics on-line? I'm not in the market for a partner now but was just curious about the process.

If you dont mind me asking @Bishoy Girgis what is included in those cleaning fees? I just got back from a house in Florida and the general condition was good but things like the ceiling fans and the intake vents in the bath fans were filthy. Do you have them do a deep cleaning every so often?

@Andrew Abbott I used Keith Webber when I sold my flip in ferndale. He knows that area really well if your looking in your area and got me multiple over asking price offers first weekend on the market.

if there is a pump and pit there already there should be tile there also. Have a plumber come out and video the system to see if it is plugged,it my be repairable. Is there any cleanout that you can see in the floor? If the drain tile is on the outside of the foundation it is probably lower than the floor and will drain the water down if it can be repaired with a snake.

Yes that is true @Joe Splitrock. I was talking to some family over the weekend and they thought the Flint water crisis was because Flint switched to the Detroit river for water and that's what caused all the problems. For many outsiders the word Detroit doesn't bring happy thoughts. If they could only fix the school system,in my mind,that would be a huge game changer for the city and the residential housing market. There is a lot of good things happening in the city now and I think it is positioning itself for a nice comeback.

Get to know the area that you plan on doing work in. Have a realtor set up an automatic listings sent to you and also go on some sites that show recently sold prices. After a while you will know each Street name and what neighborhood it is in, then you will know where you need to buy in at to make a profit in the end. You make your money when you buy.

@Rob Glover $50k will get you an OK kitchen and two OK bathrooms using a contractor and that's without any surprises. I see a wife and small child,do yourself a favor, If you do go through with it get a kitchen in there before you move in it will save you a lot of stress with the family. I have never done a live in flip but imagine it would be hard without a place to eat or cook. If there is only one full bath how will you shower when it is being remodeled?  I'm not sure what the asking price is but the possible buyers pool goes way down when the kitchen looks like that. You may want to offer less if it has been on the market for some time. Good luck.
