Congrats.  I invest in Clarksville.  Love that town.  Any town that has a statue of Sgt Carter, on main street, from the old show Gomer Pyle, USMC, is my kind of town.  Good Luck!!!

BPCON 2023 was great. First of all, the venue rocked. Even if I hadn't attended a single event, I would have had a great time, just hanging out at the two hotels. They were gorgeous.

Second- Everyone was so friendly and approachable. Sit down anywhere and people would just start talking real estate. Even the presenters, who must get sick of being approached, were kind and friendly.

David Greene, Mindy, Scott Trench, Henry Washington, Chad Carson said hello to them all.

Breakout sessions- excellent.

This is just such a informative, fun and relaxing event. I've been to BPCon at Nashville, San Diego, (Sorry NOLs - COVID), and now Orlando. They never disappoint.

This is what I'd do.

1. First call would be to file a report to child protective services. You are concerned about the children's care, and that they are living as squatters

2. Second I'd call county probation and parole and see if she is currently on probation or parole. This would be a probation/parole violation.

3. Third I'd check with police to see if she has warrants.

You aren't the first person she has scammed and you won't be the last.

Make her life difficult and she will move on to easier prey. That is just the hard realities of life. I feel sorry for the kids.

I truly  don't know.  It should be, but I don't see the growth and activity that I would expect.  Either it's on its way to thriving or its on its death march and I can't figure out which.    Very Curious.

Depends. You may just need a break. Pretend you don't own them. Interact as little as possible. See what happens. Sometimes it's a surprise to see how well things run without my attention. You may just be tired of watching the pot boil. This is of course, if as you say you don't have much required over site. If that's true, reassess in a year. Still hate 'em? Sell.
