20% down or 10% down as a first property investment (potential house hack) ? It's a personal preference but I still need some suggestions on it so that I can scrutinize each perspective

I'm about to invest in my first real estate. Any suggestion folks? I'm super nervous, I am lending money from my Family. 

I have absorbed all the theoretical knowledge now is the time to apply it. I am open to all the comments
