Yes we did it again NUMBER 4 soon to open but loan approved and closed escrow

55000 Sq.Ft in the city of Gelsenkirchen   260 thousand population first  safebox self storage

cost of building and land 22 euros per Sq. Ft  add 22 euros per Sq.Ft for conversion cost 

Located right next to REAL ( Wal mart in USA ) and POCO ( IKEA in USA ) across the street 

scheduled income  1.2 million a year  85% occupancy = 1.02 - 400 expenses =602 cash-flow

Safebox has one more we are in negotiation for in city of Kassel which has 200 thousand

You know to the original questioner there is a price to pay to become successful 

like moving into places to reduce capitol gains taxes ,like having to put up with 

tenants that damage your rentals , like the risk that a place is empty for a month or two

and so on but that being said ,it is great to reap the fruits of paying the price .

I love people that make things happen ,... YES YES YES  getting ready to open 

two more self storage facilities in Germany this year  YES YES YES

I never said outright fraud what you are recommending or stating in your comments !!!!!!!!!

Get it strait if you get a loan and you move into the property and live there and you are telling all of B P that you cannot move out sometime later ??????? You had better go look and study  some more  as 

that is not illegal  now if you are saying an out right lie yes you are right but that should not take a brain surgeon to figure that out lying on any application  is illegal  hello brain  going over the speed limit is illegal cheating on taxes is outright fraud  yes Mss MINDY thanks for your legal advise .

conversion of empty buildings older and newer hopefully empty for longer period 

of time is one of the greatest investments of its time .

The IRR is higher and the investment is extremely secure and diversified . (self storage)

28 to 48% IRR

good or bad . We are in the process of opening  2 new facilities in Germany in 2016

returns 5 to 12% cash flow and 19 to 34% IRR if you are interested in join us

contact me and you can become a part owner in a German self storage facility 

safebox selfstorage  is growing our income from our first 3 facilities the income went

from  1,494.000€   in 2014   to   2,003.000€ in  2015  and it looks like  around 2,375.000€ 2016

This is from the first 3 facilities  with 2 more in 2016 adding additional €€€€.

The self storage is growing fast all over Europe but we expect Germany to take the 

lead  as they are way under supplied .

PLEASE  don't  lie   Have you ever changed your mind????

Plan to move in tell the truth and than after if you change your mind and move out a very short time later thats not lying that is helping yourself getting where you like to go. 

In addition please always make sure that you keep paying your payments on time thats what lenders like to see . We would never have see the large default rate and great recession had every body kept paying. so keep paying and like myself got to be a millionaire before i was 35
