@Mike Nelson you are very much welcome Mike. As for the reissue rate, I have not personally asked them because most of my deals are wholesale deals, and of those many are distressed sellers, and I think to qualify for reissue rate the sellers must have own the property for X amount of years 10+ and have had a recent title policy issue on the property within a certain amount of recent years within 10 

I deal with a lot of heirship properties so a lot of my deals don't qualify.

 $2000 non refundable deposit to lock in my deals 💵 Wire or cashier check. No personal or Business Check (some will bounce like ball) 

Payable to my title company only.

Credit back at closing $2000

If there is a title issue you can get a refund. Buyer remorse NO REFUND!

@Xavier Benitez  you can but it will come down to what your title company prefers. Mine likes TREC .

Make sure if you use anything other . Thats its written correct to cover your butt! :) have an attorney draft you one then you can use that over and over.

@Eric H. its $114 per month - now there are several types of searches you can run like - address tracing - trace detail - enhance people search- license plate trace- judgement search- and more it goes really deep, if this tools gets in the hands of the wrong person it can be deadly . 

Each type of search is between 29 cents and $5 bucks. I usually run the 

.29 query 1.50 query and 2.50 query

So the billing charges you for the highest bill either queries or flat rate $114. If you queries go over $114 you will be charges for the queries and not $114 - its wellllllll worth it. 

How accurate !!!' Oh its gone find you! Including your cellphone provider and number . If it cant find Susan it will give you the number of anyone who lives in the house with Susan or Susans realatives .

If i investigate 50 cases on average

20 will come back eligible (has real property or meets my criteria )

Out of those 20 I crack on average 9 to 12 cases. (Means i found enough evidence to locate the heirs and get phones numbers) 

Out of 9 to 12 phone calls i will make contact with 8 to 10 (yes really)

Out of 8 to 10 about only half will be ready and willing to sell so that brings me to about 4 to 5 

Out of those ill make an offer and contract 2 to 3 . 

THE Follow Up: I'll follow up with those other half in 2 weeks and maybe pick up 1 more . Sometimes i do sometimes i dont. 

After another 2 weeks i will have a partner call the same number and try to break the ice. Its has been proven in my experience sometimes the seller just feels better vibes with another persons tonality. And usually when I do this hand off we are able to rebound at least 1 deal for sure. Out of the follow ups that told me no not at this time or etc. 

Note: 

I takes me about - 7 days to run this process from investigation of 50 cases to calling and making accepted offers. 

Im just now implementing systems to systemize and outsource some task. But for now im a one woman band! :)

I have 5 kids so once i get my 2 to 3 deals i have to work on closing and marketing etc so my hands get tied up for 60 days - then i sherlock 50 more cases. Thats why outsourcing is highly needed to help the workflow with this type of approach. 

In my opinion i like this approach because im a researcher and love cracking cases, im not much of a mass mailer throwing spaghetti against the wall to see what sticks.   

Some people like mass mailing but i like the phone and researching .  :)

@William Corcoran They dont call me Sherlock for nothing lol ! 

I open the probate case and look for clues . The person who applied to open probate, applicant. 

- read the will if there is one pick up clues and family background

- i check for an obituary and read to pick up family names and clues to heirs 

- once i have some family member name or the executor i run their name in www.mircobilt.com its skip tracer the bill collectors use. I call the realatives/heir closest to "Beatrice" and or the executor. I break the ice from that point and probe the conversation to discover more if needed.
