Well actually you would need to either wait the redemption period. Or do quiet title.

Rent it out in the meantime.

The only quite title action alternative is going down the road of a curative title approach. 

There's a company in California called 

Tax Title Services 

They specialize in tax deed title matters, when you need a quiet title alternative its cheaper and faster, and basically the outcome is your property will have marketability and able to get title insurance.

They only deal with tax deeds,  so this won't work for a title that has chain of title clouds.

Just Tax Deeds call them up.

 Yes it does, you can get on average about 50 new buyers every time you post a new deal, give or take you know some of the same buyers will hit your next listing, but thats okay. :)

The Auction Open House is a good one too, I use that for those HOT LOCATION deals. #worksEveryTime hehe

Absolutely right on point. 

EXTRA POINT: When you list your property on say Craigslist and its SOLD - Do not remove the ad leave it there to continue building your buyers list.

Use a google voice number as the listing number, so google can capture all the potential buyers numbers that call you. 

When its time to list your next deal, text blast everyone who called you to the google voice number. 

Another site to list your deals is a website called MyHouseDeals

UPDATE: Postlets IS GONE - MAYBE NOT 

So heres the low down on postlets,  zillow just took over however the same features we love like the syndication is still intact. 

Its not obvious at first sight unless you dig a bit. 

So YES YOU CAN STILL POST FOR SALE LISTING and they syndicate. 

FAQ

Will my listing still be syndicated to all of the partner sites? Yes, listings will still be distributed to Zillow, Trulia, HotPads and other top rental sites.

Will I still be able to access my For Sale listings in Zillow Rental Manager? Yes, rental and For Sale listings created in Postlets will be accessible via Zillow Rental Manager.

Will I be able to create new For Sale listings in Zillow Rental Manager? Yes, for now. However, we strongly encourage you to go directly to Zillow’s dedicated For Sale posting path where you’ll find a find a suite of free tools and services.

Our property management office had one Postlets account and each property manager listed their information as the contact information. Can we do the same thing with Zillow Rental Manager? Yes, you will still be able to have contact information specific to a listing.

I had property photos on Postlets that are different than my Zillow photos. Which photos will be kept? Nothing changes. Your Zillow Rental Manager listings and photos are the same as your Postlets listings and photos that were distributed to Zillow, Trulia, HotPads and our partner sites. Your listings as they appeared on Zillow remain the same.

I just want to list on Trulia (or HotPads or Zillow); does my listing have to appear on all three? Yes, just like Postlets, Zillow Rental Manager distributes listings to multiple sites.

They are specifically geared towards rentals and its free. It Syndicates to all and more of the same places that postlets does. You'll love it .

well seems like the realtor is trying to represent the seller and buyer (you) which is to the advantage of the realtor. 

In a traditional transaction this is normal, however if the seller and you found each other and the realtor did not bring the buyer, 

The realtor should back out and let you close this sale without the realtor involved. The attorney will be able to execute on your behalf and close the deal.

If it's owner finance, you should contact the seller and decide on terms and down payment and let the attorney finalize the deal.

You don't even need a realtor nor does the seller at this point. 

Not unless the realtor brought you and the seller together. .. then yes they deserve a commission.

How did you find the seller ? Curious
