I recommend you contact the nearest Farm Services Agency office.  The USA has loan programs for new and small farms.  There also seems to be an organic farmers association in Maine that may be able to advise you.

Annette, it would be helpful if we knew the scope of the problem.  Are you needing 50k or 500k?   Ballpark number is fine.

In reality Joe Villeneuve's method is no different than an investor paying for CAPEX from a HELOC or credit card. Joe just takes the leverage before the expense occurs and thus guarantees he has cash available and not the ever elusive RE equity. And since he uses his cash flow for living expenses his profit and loss equation is pretty simple too:

(steak:hamburger / days in the month) or even (Balvenie 12 Year:Budweiser / days in the month)

 When you find a new property manager they will make the notification to the current property manager.  They will also ensure security deposits etc. are transferred.  

You shouldn't worry about keeping a good relationship with your current PM.  Your effort, after finding a new PM should be to find a local RE attorney to get your back rent payments.  Face it, your current PM is sketchy at best.

In many states child support ends when the kid turns 18 or finishes high school (whichever occurs last).  Unless their settlement specifically states support will continue during college you should not count on it.  Research the relevant laws and see a copy of the settlement before deciding.

Your ethical responsibility outweighs your contractual responsibility represented by the lease.  He can stay without a pet or leave.
