Jeremy, it is not worth the effort to make them understand.  People either have the heart of an entrepreneur or of an employee...can't be both.  I guess your family tree is mostly the latter (mine too, nothing wrong with that).  

Although real estate often  rewards creativity I think your best option is uncreative.  

I recommend obtaining your license and earning a commission while you learn the ropes.  Save as much as you can for 5 years, eat hamburger instead of steak, become a student of success, read Millionaire Real Estate Investor every few months (and other books) & be thankful you are smart enough to ask the question you asked at an early age.  Good luck

Brian, from the data you offered it isn't clear what the value of the ballooning seconds are.  Do you know this info, as well as the basic terms of her first liens?
