i made a darn good living selling, of all things, business telephone systems. it was easy cash and had great benefits but at the end of the day i just wasn't satisfied. :violin:

Looking at houses all day is tons more exciting than explaining the ins and outs of a voicemail system.

Ditto... I have lived in San Antonio, practically, for my entire life. My wife and I considered making a move to a bigger city but after having a child, we realized there isn't a better place to raise your kids. Big City--Small town feel.

Also, the growth of the city recently has the city excited. Come join us!

for interviewing a buyer's agent, just call around to different real estate offices and ask to speak with an agent who deals with investors--there's always someone.

if you're wanting to wholesale, i would imagine that you could find better deals on your own than you would on the mls. Mainly because, those who sell with a realtor typically want to price their realtor's commission in with the sales price, if there's room enough to do so.

That's not to say that there aren't deals on the mls. So, by you finding a buyer's agent that you like, it really doesn't hurt you. If it's a deal you find on the mls, 9.9 times out of ten, your realtor's commission is split with the listing broker, which comes out of the seller's side of the transaction.

hp3cashlocator:

thanks for the reply. i've been a licensed agent since last October and have had a ball so far. After my wife and i finished our undergrad we decided to purchase our first house. We enjoyed the process so much that we went and got our license and haven't looked back since. Although we've worked hard, we've had a lot of fun and made a ton of friends along the way [the money's not bad either  ].

Just like you, we saw so many around us, positioning themselves nicely with a solid REI portfolio. They've had to work less and less hours while expanding their businesses ten-fold.

It would be nice to not HAVE to sell Real Estate for the rest of our lives. Doesn't mean we don't WANT to though.

Thanks Biggerpo! I have been reading through, what seems like, hundreds of posts in the past week. Maybe I'm just enthused about REI, but I'm finding it addicting.

Great site! Keep it up guys!

Hello all...

I am a newish Realtor here in San Antonio and am interested in networking and learning, not only how to better serve investors and your creative ways, but also how I can develop my own Real Estate portfolio.

If anyone in my area is interested, I could email you comps on your properties in exchange for REI advice.

Thanks in advance to any replies!
