I am representing some sellers in a deal that has fallen through. Apparently the buyer has some credit issues and was dealing with a loan officer who said he was approved. Two days before closing [monday] i get a call from the buyer's agent saying that the lender cannot close the deal.

My question to you guys, since a lot of you are pretty creative and have fantastic contacts, can you guys fund a sub-prime loan? It has to be FHA because I am pretty sure conventional will not touch him. He has good reserves, makes good money, just has shotty credit [522 fico].

As BiggerPo said earlier, interview with all of them if possible. If you are new, try to go with a broker that has a great training program. Also, I disagree with what was said earlier. I don't think there is a company out there that will give you the benefit of "laying back" while the name of the company sells for you--you've got to work hard no matter what company you go with.

In my experience, the name itself is going to do very little for you in a competitive situation, where you are up against several other agents for a listing. This business is all about selling yourself.

In summation, interview with as many as possible and go with the office that you feel you fit best with. See if you like the energy in the building, the marketing the company does, the broker's willingness to help,fees, and other misc. benefits [ex: 401k matching].

Good luck, work hard, and don't forget to hold yourself accountable! Your only reason for you not succeeding is yourself.

in my state, you can have your licensed stripped from giving someone access to your MLS. MLS access is a part of the benefits of going to school and passing a licensing exam. I, as well as my co-agents, find it a little offensive when someone asks to do such--it puts us in an awkward situation. I would imagine we are not the only agents who think this way. To be honest, I would not do business with someone who proposed that idea.

I would do, as many have said on this board countless times, find an agent you feel comfortable with and have them help you find deals. You won't even be paying them directly. 99 times out of 100, their split comes out of the listing agent's commission.

A Realtor is a valuable resource to your REI. Good luck!

Riverwalk.... You name it. One of my favorite places is a seafood joint by the name of Landry's. The food is excellent and, suprisingly, they make a mean Margarita. For BBQ, check out The County Line. Some local favorites would be places like Dick's Last Resort [sassy waiters is the theme], Silo, The Fig Tree, & the Hard Rock Cafe is usually a pretty good time.

The Riverwalk is a bit more commercial than it used to be but still has enough San Antonio feel left in it to have a good time.

p.s. there are plenty of places around town, not located on the Riverwalk, that have excellent food and drinks.

i put my listings on as many sites as i possibly can [400+], craig's list included. I haven't had any success on that site but that doesn't mean that i will stop putting my listings on there.

My thinking is: "if its free and its another avenue for marketing the property, you don't have anything to lose, so you might as well."

in summation, no success yet but i'll keep advertising on there.

perfect. although it contradicts the first response, this answer makes more sense. you sound as though you are an agent as well. if so, how have you faired balancing your duties as an agent while pursuing your own investments? Anyhow, thanks for your replies.

Hey guys,

As an agent, what problems would I run into if I were to approach motivated sellers who are in pre-foreclosure and foreclosure? I am coming across several of these deals and have thought, why pass these on to buyers if they look like something I can work with myself.

Here's an example: If I wanted to approach a seller with the idea of financing subject to seller's loan, what exactly can I not do that those without a license can, if any?

I know I need to disclose that I am an agent and will write a provision into the contract that states something to the effect of "Buyer is an Agent and represents himself and not the seller in this transaction [thoughts?]."

I know this sounds greedy, and I don't mean to come off as such, but if I can get the seller to agree, think I could still ask for a commission? Just a general question, really.

congrats! i've had a powerbook g4 and now my mbp. can't say i've had any regrets. I did however have to change out my power supply [went bad] and had a recall on the battery--the new battery was there the next day.

I've heard good things about vmware fusion but i went with parallels and it runs well for what i do with it, which is minimal.

let me know if there is anything i can help you with. there are some neat apps out that help me tremendously in keeping me running efficiently. pm me for more info.

just chiming in...

i have a macbook pro + Parallels and am a realtor. works fine for almost everything [i have to update my supra key from my wifes pc]. I do my searches from Parallels [my MLS doesn't support OSX] and everything else in OSX. I create my listing books from iPhoto and I use the Mail, iCal, and Address Book for my follow ups and organizer.

One thing that works great is the fact that your risk of contracting a virus is reduced to almost nothing! you can search the web as freely as you please. Mac's maintain themselves to a large degree [100 times more than a PC], they're more stable, don't get viruses, hardly freeze, and in my case much faster than any pc I have ever used.

I won't be switching to PC any time soon. In my opinion, JUMP SHIP! :D

San Antonio checking in here. I happen to find my city quite enjoyable. Real Estate is below median. It's a blue collar city with a socially conservative feel to it. Like every city, it has its bad areas but I feel safe in almost every part of town I'm in. Overall, it's a big city with a small town feel. Great place for families, imho.
