@Kevin Phu you are absolutely correct. I think they call it the "Starbucks effect" but it has been traced to Whole Food and other higher end markets. It's simply homes that are within 5 minutes of a Starbucks or Whole food (Sprouts in this case) have a drastically higher desirability rating. The numbers follow the trends of these places moving. So if you can get in before expansions or even before these places are built you can expect an even greater return. 

I see a lot of opportunity in El Cajon. Especially the pocket neighborhoods in the area you are discussing. Many of the homes are very original but fairly well maintained. I think that trend will continue with home prices rising and the area becoming increasingly desirable. Also some of the larger homes or estates with the large lots will be very attractive to people wanting "Estate like" homes for a better value.

Tiffany Stokley it all really depends on amount of business you want to do. Being an agent can be very expensive with fees and annual dues. But if you are doing multiple homes a year the pay off can be great. If you plan on only doing one or two a year the hassle and fees may out weigh the ROI. Also depends on the house price point and what your ROI is like. In San Diego where I am an agent I want as much return as possible because my margins seem to be smaller (purchase price to sales price) so every dolor counts. But other places it might be easier finding a good agent and working with them consistently and having them charge a lower fee as a result. Just need to look at the numbers and if it makes sense study and take the test! Best of luck in your adventure. Thanks Ryan Woods

My big long post somehow did not upload haha. Quick version. - You have yourself in a good equity position - I will let he 1031 pros come in and advise on that but you should be able to turn your money around quick to a new unit. Can always but "contingent on seller finding yada yada" until you find a suitable multi - Definitely go multi unit - Pick a good area like north park or beach areas - Rent out all units but keep one unit for Airbnb rental - Bit more hassle but in the buy and hold SD market ever bit helps.
