@Scott Patterson I haven't tried Gastonia yet but I've looked In Concord, Kannapolis area and its the same thing, I just don't see the rents making up for the cost of the house unless you are buying something that basically needs to be torn down and rebuilt.

Ive been scouring Trulia as well as homes sent by my agent in the Charlotte, NC area but I'm having a real hard time finding any of them worth while.

What I'm finding is that the rents don't work for the asking price or they are condos and any profit is eaten up by the HOA fees.

I am looking in the 30-150k range and most of the homes I'm finding that aren't in a warzone are near the mid to top of that range. The rents seem to top out at $1200 if you're lucky.

Am I missing something here? Should I be looking for different parameters? My agent/lender are saying to up my range but that seems counter intuitive to my goal since the rents are already too low for the home prices.

Any insight is greatly appreciated.

I see you're in LA, would you be managing this property remotely using a third party? If so, what about that cost?

What does everyone use to lookup approximate rents in a certain area? I have my realtor sending me properties but they don't include comparable rental rates up front. I'd like to run some numbers before asking her for more information on a property and was curious as to what resources are available and are accurate? 

I'm aware I can use craigslist and search but certain areas don't have enough comps for me to get a good idea of the rents. I've tried www.rentometer.com but I'm not sure how much I can trust it.

@Eric Calabrese what type of property did you invest in and what neighborhood? I am a recent Charlotte transplant, formerly from Long Island. Just curious as I'm starting my RE life here as well and looking for any insight. Thanks.

@Kevin H. I like the form idea, it is very concise and efficient. 

@Jenifer Kynor love this idea as well. I had a friend years ago that was an otherwise great person but treated his car like a bird cage (literally, he had chewed sunflower seeds all over the car). He also treated his apartments like trash, but if you met him on the street and spoke with him you would have no idea what kind of sloppy renter he actually was.

As an electrical engineer working in the MEP construction industry I know the pains of deadlines and last minute owner changes. Congrats on your success. I am in the very early stages of my RE experience and trying to take in as much information I can before making my first investment purchase. Thanks for sharing your journey!

@Raphael Cuthbertson - I am located in Mooresville, NC just north of Charlotte and would love to have a quick chat to pick your brain. I am very new to this am just trying to learn about the local market here. I feel SFR would be a good place to start.
