Thanks for the replies! I didn't think about factoring in for the consumables/linen damage and getting the deep clean done because that's definitely something I cant pass on to guests.

I've heard that the cleaning would actually be revenue because that cleaning fee gets passed on to the guests with an up charge.

I'm trying to run the number on my first STR and I dont want to miss out on any expenses. I have the main expenses like mortgage, taxes, insurance, utilities, repairs/ maintenance and cap ex. Is there anything else I would need to factor in when running the number on a short term rental?

I inherited the tenants when I purchased the property unfortunately. The seller did not disclose anything about her not paying rent which I why he was probably so quick to accept my terms on the deal.

I recently just bought my first duplex early this year on long island. I have one tenant who is paying the rent no problem but the other tenant on the right side of the duplex hasn't paid me rent ONCE. This property should be making me 400 a month but instead I'm losing more than double that. I have tried to reason with her but she refuses to leave even after her lease expired. She said the only way I'm going to get her out is if I take her to court... She doesn't seem to care about having an eviction on her record or the fact that I losing all this money and could potentially lose the house. Seeing how New York just extended the eviction moratorium till January I'm wondering if there is anything else i can do to get her out of my house. Appreciate any feedback!

There are many ways to structure a private money deal. The main factor of the split would be what your investors goals are with their investment in the deal. If they want some equity and potential on the upside of the appreciation and cash flow then I would recommend doing an equity split with them. If they just want a steady return on their money and not have a chance at the upside potential then a fixed preferred return would be best for them. Hope this helps!

Hello BP, I am an investor from New York looking to expand into the Indy market. I am looking to purchase multifamily units in an up and coming part of the city with potential for appreciation. I would appreciate any insights on the market and what are the good sub markets to start looking into to buy a multifamily building. I am creating this discussion to talk about what investors are finding to be the best multifamily markets to invest in. I am currently doing some research on different markets and I would like to hear which markets are working for different types of investors. I would be interested to hear from everyone their thoughts on the current market and where they think the market for multifamily will go. I think a lot of people on here could benefit from hearing other peoples successes and troubles with particular markets.

I am trying to figure out the right way to structure a small syndication with a few partners. I would be the GP and also be putting money in as an LP. If we all put $50,000 in to the deal how would the cash flow be split between everyone at a 70/30 split?
