Post: Do we need a website when starting out?

There have been tons of posts overtime with this question, but I feel like it needs a refresh for 2021 with all of our recent technological advancements 2 year old posts just don't cut it for new and aspiring marketers and investors looking to land their first deal.

So I start this topic with a few questions in mind;

1. Are you running Direct mail campaigns and have they been successful?

2. Do you feel like a website is necessary for successful direct mail campaigns?

3. Are you finding much success with your adwords and SEO campaigns?

4. Have you seen much success with cold calling?

5. Do you notice a need for website with relation to your cold calling business?

6. If you have a website how did you build it and hat would your recommend for someone just starting with a budget of let's say $1000?

I am sure there are some other questions i could ask, but I couldn't think of any. Hopefully this topic is seen as helpful to others and myself included and I look forward to seeing what some of the top players have to say about this.

 I'm a semi-luddite and I don't do background checks or anything with technology. I mostly offer to pay 2-3 months rent upfront with security deposit. I cause 0 problems and no one has ever rejected me in real life... up to you though, just get his info and run him through sex offender database... tell him you have other folks looking too and you will get back to him... then you can just run a search on him yourself in google i'm sure. 

some people just don't trust s*** I'm one of them and i don't trust anything but my 2 dogs and my wife... so yeah he could be a good dude lol

Edit: With that said if it was my property I wouldn't take him.

The process to open an LLC is not very complicated. Companies like Incfile in my opinion are predatory due to the fees you pay them to just do 1 hour of leg work for you.

You will definitely want an LLC to do Fix & Flips otherwise how could you potentially take advantage of all of the tax benefits.

I am not a lawyer or attorney, but I would highly recommend from personal experience starting one and having your tax entity be S-corp that in my opinion is the best thing even if you are single owner operated. It is more complicated, but you save more on taxes than other options and can keep the money in the company simply by paying yourself on a w-2 as a "project manager" and collecting future earnings as dividends being a shareholder.

Don't take my word for it though, you need a cpa anyway so you should find one and ask them.

I would look at hud foreclosure multi-family opportunities and move to the first one I could afford where I can find a job and employment. 

If I don't have the skills necessary I would use that money to go to some sort of training and develop skills that would allow me to work remotely even if just as help desk. 

I would buy the first hud foreclosure in the first place I find with solid rental market and use an FHA to close on my first househack.

Alternatively, I would join the military reserves and get access to a VA loan and more $$$ that I would have after leaving basic training then leverage the VA loan and the 0 down to close on a house hack.

You could also use all your hard earned money to hunt down deals and join the local reia where you can find seasoned investors to JV with you.... (hint: you will end up having to do this anyway)

Other than that your other options require specific experience that you don't have or else you wouldn't be here asking. 

If I was in your shoes as a single male living at home... I would take option 1

That it's harder to find deals than anything else and if you spend more time finding deals than anything else everything else will fall into place anyway...

With respect and regard to those in the space. Theres nothing wrong with potentially running a "we buy houses fast for cash trust us please" type business. 

In my experience they just don't convert as well and have to spend more time trying to prove they can be trusted. Which is typically a redflag to anyone.

Right now, both my Wife and I are in the process of setting up our funnel and deal magnet for motivated sellers within our chosen niches. However, one thing we both do not enjoy is the general lack of forward thinking and modern innovation within the space except from larger ibuyers like opendoor or offerpad for example. 

We both come from the tech industry and advertising and are looking for opportunities to try something different that can resonate with motivated sellers and generate higher conversion rates. 

What are some opportunities you have seen to abandon the traditional "We buy houses" nonsense and transition into something more sustainable and trust worthy to the modern generation as well as potentially the older generation. 

Please treat this thread a place of brainstorming and as such theres no such thing as a bad idea. 

Look forward to seeing everyones opinion on this topic and how we can potentially clean up this industry for the next generation without removing human elements.
