Haven’t done a flip yet but I’m planning too. I’m a massive control freak with the skills to do the work myself so I probably wouldn’t hire it out

I’ve always been a stock market guy so I just finished the dhandho investor by mohnish pabrai. I’m currently reading J Scott’s flipping book. I want to get into the real estate game so I’m scouring everything on this site

I agree with you. I don’t know much about Ramsey but I seriously question how people progress in life without using debt to your advantage. I’ve heard it happening but personally I couldn’t do it

I've rehabbed condos for investors and from what I can see we have a lot of freedom to change the layouts even electrical wiring. I don't think knocking down a wall would be an issue but it's always good to check with the HOA

Currently reading your book ( chapter 4) and loving it. This may be answered later in the book but how do you deal with FOMO ( Fear Of Missing Out)? I came across a steal of a deal tonight and after running the numbers I’m super hyped about it but as OP said we’re in the middle of a global pandemic so its logical to wait but I don’t wanna miss out

That's a good idea. Are there any other type of loans as good as a FHA or would the best bet be a conventional loan?

Hey! Thanks for the reply. At this time I don’t think my wife would want to move somewhere else and rent our current home out. She’s really attached to this place. As far as renting out a room that may be difficult. We have a 4 bedroom house but the renter wouldn’t have a personal kitchen for them to use or a bathroom. We would have to add those for that purpose. We would have to cross ways to use the bathroom or the kitchen if that makes sense.
