That’s perfect. 200-250k is what I’m looking for. Boo koo bucks for me on a duplex would be 600k and up

I went looking for duplexes in Atlanta and they were all fixer uppers or severely overpriced. Should I look into different markets or what? It doesn’t seem hot to me unless I wanna spend boo koo bucks

I currently own a home and am married. An FHA/ owner occupied loan would not work out for me. Are my only options hard money lenders or wait 5-10 years to save for a 20% down payment? Or take out a HELOC loan and use that for a down payment? Thanks for your time.

He’s getting hammered right now for pausing payments.. Everyone is slowing down right now pausing redemptions and even stocks are suspending dividends.. why is he getting so much hate and people saying he’s running a ponzi scheme if everyone else is doing it?? Is it because he just has a bigger target in his back?

Yeah he is. He comes off really brash but I honestly think he’s just too passionate about what he does and helping others he comes off that way.

Creating financial freedom for myself and my wife. I’m obsessed with making that a reality so that’s what gets me up every morning.

As far as books go.. he’s getting a lot of crap right now but Grant Cardone is amazing.. He literally changed my life molding me from a unmotivated person into an adult who goes after it.. Don’t care what people say... he’s the man

For example. In the BRRRR calculator a property would be -315 cashflow after refinancing but in the initial rehab part it cashflows up to 12%. So, my question is why does the monthly holding cost go up in refinance?
