Yes, we specialize in writing apartment communities in all 50 states. You’ll want to use an independent insurance broker for sure. AmRisk was a bully in Florida for years and are now correcting their rates with increasing their renewals. You will start to see a more widespread array of carriers that come in competitive, but yeah the increase in hurricane damage is just not making these carriers profitable so expect a 15% increase in Florida at a minimum.

I’m going to give a more broad answer as there are multiple ways to achieve this. Your more familiar with your own strategy so I might try to amplify that since it’s worked so far. Start by writing a plan on paper...What you need to save every month, what your approach will be, and how to execute. Then just move forward. Save money, drive for Uber or bartend. I like the idea of rehabbing houses but again that might work for someone else. Just put in a little more effort than everyone else and you’ll be golden.

It’s cheaper and better to blanket the property. Most packages include property and liability anyway. Only issue is when there is a claim on one there is a claim on all.

I'll make this easy for you. No. Don't buy flood insurance unless you're in a flood zone and a lender requires it. A flood zone has a 1% chance of a flood happening or once in a hundred years. Also, make sure you look to see if a property you are purchasing is in a flood zone as flood insurance is more expensive than property/gl insurance. It kills any potential cash flow real quick. Good luck!

My degree is in Business and Political Science and I was a mechanic in the Army for 9 years. I have a real estate and insurance license which are the only things that help me as an investor. College...not really no.
