Hey BP members!

My brother and I are about to purchase our first flip property. We have the 20% down, is a conventional loan through a bank the best option putting it in one of our names? Is there a faster or better way you would recommend? If we plan to do one after another is this still the way to go?

For future goals, we want to own many rental properties. I've read mixed things, some saying banks will only loan up to 4 mortgages, some say 10? Should we be using conventional loans putting some in mine and some in his name until we hit the limit and then seek another method? Should we start by finding a portfolio lender before our first rental deal? Is an LLC an option? Any advice would be appreciated!

Would you recommend using free services on the mls to start such as Zillow or going straight for the premiums? Is Zillow not as up to date or detailed as a premium? Less listings or filters?

Hey BP members! I am new to the forums and had some questions involving pre-foreclosures.

I have some free time. Currently looking for my first rehab deal(s) and was wondering if pre-foreclosures with direct mail / phone calls was a good place to start. If so, what is the best way to find pre-foreclosures? Through websites? Should i be using a real estate agent? 

Any advice would be appreciated!

Hey @Account Closed First, thank you for putting yourself out there helping out new REI! Great information on this post.

Recently I helped a friend flip a few houses doing the rehab work along with my brother and we're trying to flip our first house on our own. I am from the Staten Island, NY area also willing to go to parts of New Jersey. I've been following the MLS for some time but I'm skeptical of buying off it, especially for my first deal. What would you suggest is the best way to find our first deal? Should I be pick a few neighborhoods and be driving around looking at every house? Should I start direct mail marketing? Should I be trying to find an investor friendly real estate agent to work with? If so, what is the best way to find one in my area? Any advice would be much appreciated!

Hello BP members! 

My name is Ryan, I'm from Staten Island NY. 

My brother and I have grown more interested in real estate over the last two years. We recently helped flip 3 houses for a friend of ours doing the contracting work for him and now we are looking to flip one on our own. Our future goal is to own multiple rental properties. 

The last few months i listened to most of the BP podcasts and have learned so much from them! Great info Josh and Brandon!

I look forward to networking, learning more, meeting new people and becoming a successful investor through BP.
