I have found a beautiful house on a lake that got pretty beat up by a hurricane 2-3 years ago.  The owner no longer lives there due to the extensive damage, including but not limited to a massive hole in the roof.  Lots of folks in that area are still have issues with insurance companies not paying out.  But long story short, it is abandoned.

Looking for someone with cold calling experience to help me with a dialog or advice on the best way to approach the seller.  I would think sending a letter first would be advantageous, but she is no longer there and I am unable to find her forwarding address.  However, I did find her phone number.

Any help would be greatly appreciated.  Thanks in advance.

So far I have a GC that has been working with investors for over 35 years, both flipping and buy/hold.  2nd member is a realtor, the guys (Brandon and David) suggest a realtor who is also an investor.  She and her husband have been buying and holding real estate for over 15 years.  They are both amazing people and I feel truly blessed to have found them.

Hello everyone, 

My name is Ryan Shannon, I am a Physician Assistant in the US Army, and I am a new to real estate investing. I plan on investing in Northeast Georgia (Savannah and the surrounding area) and South Carolina. I have been reading and listening (BP Podcast) to as much information on real estate investing as possible for the last 6 months. I plan on purchasing my first investment within the next few weeks. I am mainly interested in BRRR, but my first deal looks like its going to be a flip. My goal is to BRRR 3-4 next year then 8+ the following year.

I have already joined the local REI and look forward to hearing from some other investors in the area. Following Brandon and David's advice, I have 2 of my core 4 already.

The wealth of knowledge on this site is remarkable and I hope to contribute as much as possible going forward, both "what to do" and "what not to do" based on my successes or disasters.

I am sorry if that was poorly worded, but yes Tarik, that is what I meant.  I am anxious to start investing in real estate but still do not have a lot of cash.  So looking for financing solutions that involves the least amount of cash on my part.

I have called several lenders looking for a loan that will allow me to utilize seller financing. I am working on getting private money, but anxious to get my first deal closed.  Any recommendations?

Any current status on how things are going in Lakeland or Polk county in general? My family lives in that area so I am considering investing in that area. I would appreciate any advice and/or status updates on how market conditions are currently. Thanks Ryan
