The whole primary residence concept has always been curious to me.  How likely is it that his bank calls after 59 days and says "hey just making sure you moved into that house".  That has never happened to me.  Also, I know people who have intended to move into the home but things happen sometimes which may stop them from doing so.  I doubt any bank will make you find funding elsewhere or force you to refi, although I guess its technically possible.  Thoughts?

I agree with above as well.  It seems like prices are adjusting especially when you look at apps like Redfin or Zillow who show the increase or decrease little arrow next to the price.

I am looking for a good contractor in Savannah to finish up a project.  My last contractor walked out on me without finishing the project and left me in a bad spot.  Please help.  Thanks in advance.

I have tried the "find a contractor" tool through Biggerpockets, but every time I fill out the form, it just spins and returns no results.

I’m not sure, but there are tons of lenders offering that product.

Try calling Brenda Christ (843) 330-8002.  I spoke to her last night and I know she has that product, and she is very professional.

Penfed is 4.75%.   I called TD yesterday, but unfortunately they only allow you to have 4 total loans (including primary res), so they’re out.  

I did find out that if you change the deed from your LLC to your name, you can get it done. Just ensure the title has completely changed to your name before they do a title search. If they pull title and your LLC comes up even though you have started the process, it's dead.

South Carolina is an amazing state to invest.  There are properties that on the coast that cash flow extremely well and You can buy properties on the coast for massive equity and or short term rentals

One of my investment properties is with Pen Fed.  They were able to get me 2.25% as a second home in May 2021, which is pretty good. Their service is great and products are great.  I think they’re giving away extraordinary deals to try to get some market share from Navy Federal and Usaa.  Either way good luck and let me know how it goes

I know Penfed has a non-owner occupied HELOC. I called about it today, rates seem competitive, my only issue is the property I want the HELOC for is deeded under my LLC and they said no. But if the property is in your name, should be good to go.
