I’m in Auckland too. 
That’s an amazing story. I’ve always been fascinated with the US market, but had no idea where to start. 
Did you purchase through a company set up for foreign investors, or do it all yourself?

180 lenders is a HUGE amount to go through. How long did that process take? Did you have to do much renovations to get it to a refi standard?

Thanks for the info guys.

I'm not in the US, I'm in New Zealand, but I figure it's possible from anywhere. The fundamentals must be pretty similar.

@Aaron Cote, @Filipe Pereira, I'm just about to launch my next direct mail campaign, after that I'd be very interested in diving in a bit deeper to the digital world.

I'm fully aware its not like selling a widget, but if $10,000 marketing gets me in touch with just one property that I can pick up $150,000 less than market value I'd be crazy not to spend it.

Direct marketing is great, but I'd love to reach further and scale larger

Excellent, excellent varying views! Thanks everyone, pretty much got all the answers I need.

I'll probably just keep on with my line of credit, I can survive on it for a long time with no rent coming in, and myself out of work. If feels pretty safe to me to have that much buffer.

@Bill B., that is definitely the goal, have enough passive income to barely need a buffer. I'm pointed in the right direction, just need to keep acquiring.

I’m a big fan of cash reserves. 
The covid outbreak has only emphasized this. 
The problem with cash is that if you have any form of debt it literally costs you money to hold cash. 
To get around this I have a big line of credit on one of my properties, more than double the amount I feel I need in reserves. It means I always have liquid cash on hand but if I don’t use it I’m not paying for it. 
Problem is, it’s not as safe as cash. The bank might want it back if things really go belly up. 
So that led me to consider gold. From what I understand, the average growth rate of gold is generally always more than mortgage interest rates. 
Would it be totally crazy to keep some or all of my reserves as gold? It’s not as liquid as cash, but close to it, and it’s worth way more than cash. 
Let me know what pitfalls you see. I’m sure there’s plenty I don’t see

I’ve done a bit of direct mail marketing looking for properties to buy with some good success. 
I was hoping to go a bit more technical and utilize Facebook ads and AdWords to get even further reach. 
Are there any recommended companies out there that can help tailor solutions. I heard Adaptly was great, but I understand it has been sold. 
any help would be appreciated.
