I've been searching for more wholesalers in the Washington, DC area. I'm a part of the DC REIA, but I need access to more deals. Any suggestions on ways to find more wholesalers? How do I confirm that the wholesalers are legit and that they have control of the deal? Are there any specific questions I should ask wholesalers to protect myself from any headaches?

Hey Todd Magin . Yes, 10-50 units. Most of my DC investors are nervous about Baltimore because of the comps.

How do I find more multifamily off market deals? I have a serious cash buyer in Washington, DC that's looking for mid-size multifamilies and he's ready to buy, but every deal that I've come across seems like BS or I just can't find one. Any suggestions? I posted in the local REIA and some facebook groups.

Gotcha. Shawn Ackerman . I just spoke with him and he said in order to put it under contract there will be a $2500 non-refundable deposit. I'm not prepared to pay that especially if the buyer backs out. Any ideas?
