Is the relationship between an investor and agent meant to grow and develop over time or has the pace of this market made those relationships more transactional and based less of the relationship? 

I am wanting to develop my understanding of the investors mindset to help guide my discussions.

I am always one to be on the side of going debt free. If you are educated on these types of transactions I am sure you can be profitable when you move.However, you adding in the family side of things. would it cause problems for you and your family's relationship if you encouraged to sell?

If you are a new investor looking for properties then you are the kind of person A LOT of people will be looking for. I know I work with a team in Nashville who are always looking for new investors. If you just go out on facebook or other forms of social media and put yourself out there... kind of as bait... someone will reach out to you and want to work with you if not multiple people. After that it will be up to you to vet that relationship or deal. 

I think it might be a bit of risk. People having chickens or being a general nuisance is one thing but when you bring in the idea that you would be making money from that rental just a few doors down, it could make others jealous. I am sure you have experienced or heard a story of people getting crazy when money gets involved. The HOA could really cause you problems if some jealous person tips them off out of spite.

I hear you on the idea of having that rental close by so you can monitor and take care of it but i think it really boils down to the risk you want to take. Maybe meet with someone from the HOA and discuss it if there is someone you trust.

I am definitely going to piggy back on Allie's post above. She is 100% right, there is definitely a good market in the perimeter cities around Nashville and I think as a new investor living in the Nashville area you will want something you can regularly manage and not in another state.
