Odd question but I was wondering if u can refuse to rent to a person with a kid or make your properties adult only? Mainly I ask because I recently showed my place and the kid was a complete brat and concern he will damage my property on purpose?

So I know this is an odd question but feel like this blog might provide answers; I have a friend that bought a house with a guy. They had a falling out and now hate each other. He recently said he is just moving out and going to stop paying his half of the mortgage. I was wondering what repercussions can happen? They both are on the mortgage and my friend is gonna continue paying their portion.

If the tenant is on a month to month does it just renew if it the tenant hasn't signed with the new landlord?

What do you do if you bought a property with a tenant and their lease expires before they renew with the new owner?

He has only been there a few months (April) and right now there is no other tenant. The 2nd tenant moved out the day I put the offer in, bought his own house. 

I recently purchased a duplex, a inherited a tenant. In his current lease it stats that he is not allowed to smoke in the building. But during my inspection and walking of the place prior to close I can smell the strong odor of cigarettes and have seen the ashtray in his apartment.  His lease is a month to month lease, and the first month he will be signing a lease of mine is next month. Is there anything I can do to either remove the tenant or enforce the nonsmoking?
