We will be trying to hangout by the fire-pit and be outdoors a little more. There are heaters but dress accordingly. We will move inside if the weather is not favorable.

@Ariel Yizhak there are virtually no neighborhoods that won’t sell after a good rehab. The worst neighborhoods can provide the best returns as there are so many buyers in the lower price range. Run good comps and recognize that they can change from street to street. 
With the new high school, south west Medford has come up significantly. East Medford is always desirable.  As long as there are no glaring issues and the price is correct for the neighborhood, you will have no issue selling on the back end.  The comps will tell you if the area will hit your numbers.

As an area to fix and flip, sure. With an ARV of $150-180k, no.
   Assuming you are not looking to flip mobile homes, you will be hard pressed to find a flip property to buy in that range. The ARV of a rehabbed property, almost regardless of size and location, will be over $200k.

Properties that need extensive work, have low square footage, and are in C- areas are selling in the low $100k range up to $200k. 
A realistic ARV range for starter homes in the area will be between $200-300k.

@Conner Bridwell the events alternate between a speaker and a mixer. The speakers are always on Fridays, the mixers are generally on Thursdays. We have them every 3-4 weeks, so just keep an eye out for the  upcoming speaker event.
