Investing in Medford Oregon

Posted

Hi ,

I'm part of a group of investors, after examining the markets we decided that we wanted to do fix & flip in Medford Oregon

We are looking for a number of properties & Our ARV is 150K-180K ( SF) .

Is this area recommended? Is there a specific neighborhood recommended?

As an area to fix and flip, sure. With an ARV of $150-180k, no.
Assuming you are not looking to flip mobile homes, you will be hard pressed to find a flip property to buy in that range. The ARV of a rehabbed property, almost regardless of size and location, will be over $200k.

Properties that need extensive work, have low square footage, and are in C- areas are selling in the low $100k range up to $200k.
A realistic ARV range for starter homes in the area will be between $200-300k.
