@Skyler Smith Thanks for the input. When you mention that it is not a passive thing to get your real estate license, I am wondering if it would be possible to maintain a license and a full time job. The main attractions of getting one would of course be access to the MLS, being able to see houses on my schedule, and getting rid of realtor commissions but I do not want to make being a realtor my job, just a way to better my investing. Also, I see people talking about big brokers w training vs small brokers that let you do your own thing; which way did you decide and how do you like your decision?

Hey everybody,

I just wanted to get some advice about my future aspirations for real estate investing. A little background info is in order as I do not fit the "typical" REI role. I am 20 years old, finishing up my sophomore year of college at the University of Michigan studying Economics and Environmental Studies. I have long had an interest in investing in real estate and am in the process of educating myself so I can come out swinging.

My goals for the future are pretty basic: I hope to secure a job in Florida and begin investing with my father to supplement my income. The type of investing I am looking at doing is fix and holds and maybe a few fix in flips (dependent upon the market and how comfortable I feel). I have been reading a lot and taking notes on everything I hear, and of course have questions about it.

My goal is to secure $1000 of passive income within 3 years of graduation (2020), is this a realistic goal for someone who plans on pursuing it on the side, or is this goal even to small?

I have no experience with construction, repairs, maintenance; is it better to learn the trade and handle small fixes or contract everything out?

Should I become a licensed real estate agent and work at a broker for a while to establish a network while also learning the ropes?

Also a lot of the books I have read were published around the height of the real estate market, does anyone have any suggestions for books that may be more relevant to the market we are currently experiencing?

Any insight, advice, personal experiences that people can share will be greatly appreciated!

All great info guys! I can already tell that BiggerPockets will be a great resource as I move forward in my real estate investing!

As far as joining the A2REIC goes I will definitely come to the meeting next month and get my name out there. I plan on becoming a paying member this fall when I return from summer vacation and actively participate throughout the year. @Brandon Krieg thanks for the info about other local real estate investment clubs as well I will definitely check those out and see if I can coordinate meetings with them!

For books I love all the suggestions and will be investing in the Gary Keller series ASAP. I have just started reading "Think and Grow Rich" and already feel more confident about life in general! I usually average a book a week so keep the suggestions coming my friends, I will read as much as possible!

@Marcus Coleman I am actually reading the guide right now and it does have some great information. Also would you be willing to exchange emails and discuss your experiences with the AA real estate market? I would love to hear what an experienced investor has to say on the market!
