TL;DR: Can I evict a problem tenant on supportive services through HAART during the Covid-19 moratorium?

I am a new landlord and inherited a problem tenant last September. Her rent is subsidized by HAARt. She is a very difficult person in general. She is obviously on drugs as she has passed out while a contractor was there, and was unresponsive, and always seems intoxicated when I visit. While replacing her flooring, she disappeared. After a few days of not being able to reach her, I stopped by and there was a family member there picking up her kids. I asked if she knew where she was and she just said she was in a little trouble and wouldn't say anything else. Come to find out, she was arrested for ill use of a weapon and was in jail. She never called to tell us and has never even mentioned it. She said she was in the hospital in Texas. I should have evicted her then I guess. Anyways, her lease is good through May. I plan to just not renew the lease and hope she leaves. However, I expect there will be an issue and she won't leave and I just wanted to know if I would be able to evict during the Covid-19 moratorium just in case.

My mother-in-law has about $600,000 worth of land. She is retired and living on social security. I'm trying to help her use that asset to give her some additional cash to live off of. What are some good options that she should try that don't require her selling the property.

My thoughts are to get a loan using the land as collateral to invest in a rental property or as a private investor.

Any ideas?

The tenant notified me that their door was kicked in while they were visiting someone at the hospital. They said nothing was taken.

1. Do I call the police?

2. Is this a renters insurance issue?

3. What else should I be asking?

Thanks for that information. The current lease seems ok. But, I'll probably bI am planning to use the BP lease made for Louisiana.

Yeah, that would be my preference as well. But I thought that the current lease is in effect till they break it, or it runs out. I didn't think I had the right to throw the old lease out because I bought the property.

I just bought a Duplex and at the closing the Agent said I had to provide the tenants with a new lease. I researched this before, and thought that the current lease would be in effect till the end date. What do I have to do?

I am in the process of of figuring out how to find a good local REI savvy CPA. I am new, so my network is limited, but I'm putting out the feelers. Any recommendations on how to do this and properly vet them to test their specialty in REI?

I am about to close on a fix and flip with a partner who is putting up half of the money. We didn't form an LLC before the purchase, so the house is in my name. When we sell how do I accurately split the profits to account for taxes?

Price:$87,000

Rehab: $30,000

ARV: $160,000

I am looking at a house that has some potential structural damage from termites. What professional could I contact to assess the extent of the damage and repair if possible? Would this be something a GC could do, or would I need a more specialized contractor? This property is in Baton Rouge, La. if any locals know a good contact.
