I'm not one to find the buyers, but I am one to finance them! 

I work with commercial buyers a lot and I'd love to help or provide insight if you ever need anything!

Why don't you just do a DSCR? Since you own the property and you bought it at 70% of its appraised value, you would just need another appraisal (when you end up doing the refinance) to come in at the same or around the same price. Then you should be able to refinance it for around 75% LTV and grab all the equity out and pay off your grandfather.

I could be wrong based on some other factors, but I can't see why that wouldn't be the case. I'd like to connect to possibly discuss the situation some more!

Always go to a mortgage broker instead of a bank if you are looking for a HELOC. They typically can provide better options
