@Carole G. I own a 4-plex and highly recommend @Dick Rosen who does operate in Mesa.  I purchased a property last year with problem tenants and he has replaced them all with qualified ones, at the same time increasing my monthly rent by about 20%

I've realized I probably need a business card since I'm the only one not handing out one at networking events and meetings.  What information should I be putting on my card since I do not currently have a business.  I currently own a 4-unit MF and I am looking to jv on some fix/flips with a partner and purchase more MF buy/holds down the road.

What are some good questions to ask wholesalers from an investor standpoint?  I'm having initial conversations with some here in Phoenix for the purposes of flipping.

These are great @Laura Stevenson thank you.  Like other professional vetting, I'm assuming that asking for references would play a large part in the initial conversation.  Would you say that I should ask for investor references who will be willing to specifically speak to me about the rehabs that involved that GC?

Thanks for the input.  I also reached out to my current agent, but I wanted to hear some 3rd party input.  I was told that I would need vacancy coverage, in line with what @Doug W. mentioned.  And if there is major renovation, then Builder's Risk like @Melvin List mentioned.

Hey, a few questions regarding insurance with flipping

1) Is there a particular insurance coverage that I need if I am flipping a house over the course of a few months?  Or is standard homeowner's insurance allowed?

2) If a property is bought that is not in great condition, will insurers sometimes not cover those types of properties?
