Hey everyone, my business partner and I are getting stated in Spokane, Wa with some flex and flips. Were up against a way trying to find contractors. Can anyone lend some insight on good ways to search for quality contractors? Seems hard to find the ones that work with investors and understand what we are looking for and willing to do the quick flip work.

@Andrew Kenny, thank you so much for the reply. I am deep in it as well and trying to get better every time.

1. Yes this seems crazy. however, the properties around it that are listed are so at a much higher price. The comps show this to be true. The biggest issue is that my rehab budget is probably too small. 

2. Looking into historical data is a very good idea. Something that I have not done. I have been analyzing at a very conservative level, but reading what you put down makes me realize the need to have better numbers. deals may not look good at first, but with appreciation and rent increase, could end up being home runs. I needs to do better with this. 

Yes, the coasts are very difficult right now. This property is not on the coast and in a market with more affordable housing. The rent is based off of a duplex in that market with similar features and size. The rent is for the two units together. It is seeming harder to find the cash flow lately. I run these numbers over and over again but seem to come up short every time. Our chosen method is to ID value add properties and get as much of our cash out as we can to keep recycling and scaling. It is just getting difficult to find. I am sure some seasoned investor would see that and scoff at what I just wrote. But as a newbie, I am struggling to locate those deals/markets.

Hey everyone, I have been analyzing deals like crazy and I just cant seem to make the numbers work. Either the deal is not a deal, or I am doing something working. Can you all look at this report and lend me your expertise? If this doesn't add up, how are people making money on these properties?

@Cameron Braig, thanks for the idea. I will look into all that as well. I did see that Cincy has identified many neighborhoods as opportunity zones and freed up some money and incentive in them. 

@Michael Craven thank you for your input and ideas, I have found what are talking about to be true. I have lost a few deals to people that wanted far too much for a property. It makes sense that only house hackers would be able to make it work. I will Aldo work on casting my net wider. That has been an obstacle for me. This is new way of thinking for me but I am learning and growing.
