@Tom Shallcross, thank you for your explanation of putting that all together. That does make more sense.I will play around with some different numbers and of from there. 

@J Zev J., I have used the BRRRR calc. I was just having a difficult time getting it all to work and understanding how the different numbers were accounted for. I will play around with it some more.

Hey everyone, I am having a hard time figuring out how house the BP calculators to account for the intricacies of har money loans. I want to be able to account for the cost of financing in the total deal to make sure it all works out. Does anyone have good tips on how to enter those numbers? For instance: A duplex that make 1900/month; costs of 150,000; needs 15000 in work; refi after 6 moths to conventional loan. Hard money terms are 9%; 2 points up front; payable in 8 months. Any thoughts? thanks everyone!

@Account Closed, wow this is great info. Thank you for taking the time to respond to my post. I am searching high and low. I too am pretty good with the math, so that part I feel pretty good about. Even in my short time doing this I have already learned about the overinflated pro forma information that brokers like to send. I will look into your resource you mentioned above and see what I can drum up!

Hey everyone, so we have been searching the MLS like crazy and looking for deals in the greater Cincy area with minimal luck (MFH). We also do not live anywhere near Cincy. This makes it difficult to truly know the area and put our boots on the ground. We are hoping for any sage wisdom or advice all you seasoned investors might have for young bucks like us. How can we broaden our search for deals? Direct mailing? Foreclosures? We are not sure what the best avenue is to spend our time and resources. Thank you all in advance for any help you may be able to offer.

I do have a realtor in the area, he gave me some recommendation and I starting to think that is going to be the best avenues. Working on the PM now.  Thanks for the advice.

Hey everyone, I am looking to find a contractor to help with remodels in the Cincinnati area. Other than the network search tool on BP, does anyone have idea on how to go about the search? Being out of state it is hard to vet potential help. Thank you in advance!

My partner and I are trying to get started in the cincinnati area and looking for a good realtor or team. They recommendation on Biggerpockets networking links are few. Any good ideas on how to fine tune the search for a realtors that aligns with our goals?
