glad to see you're both in the BP forums seeking out help and trying to get educated before starting your REI journeys.

like Teresa said, BP has a bookstore that is full of good books for getting started, my favorite way to consume them has always been on audible. it allowed me to listen to them while I was doing things around the house or on long commutes for work. 

This is a very common suggestion, but if you haven't already been told about it, Rich Dad Poor Dad by Robert Kiyosaki is a great book that outlines the mentality of an investor along with just gets you pumped to get started.

You are definitely not alone, having aspirations and the will to be successful falls short of action if you don't have a roadmap on how to get there. Just like you said - Short, Medium, and Long term goals are key. They are going to be your navigational beacons for reaching your final destination. But also figuring out where your end destination is (defining what success looks like) is important to keep you from getting distracted just as you said, and getting knocked off course. I know this was the case for me and once I found an accountability group to help keep me on task and focused have had much more success in hitting my goals. One of the most important things about an accountability group is that they make sure there is some "cost" for not hitting your goals. Otherwise its much easier for you to shirk them off.

you already talked about meetups in your post, which can be super useful for what you're trying to achieve since there's a good chance all the people you're trying to screen will be there and you can do it in person all at once. my favorite resource to suggest to people first getting started is to head over to www.meetup.com and start looking for REI meetups in your area to attend. you will be surprised by the diversity of real estate professionals and likeminded individuals you will meet at them and they are also a lot of fun and usually casual events. like @Michael Dumler mentioned with getting closing cost help from the seller and working with a good real estate agent, a  good lender who knows how to maximize all the available tools is also key. 

Something else you could look into is down payment assistance programs to use in conjunction with the seller helping with closing costs to keep your out of pocket expenses as low as possible. I know we have a state sponsored down payment assistance program here in Colorado and that Bank of America has a nationwide one. But again I would get with a lender and agent that are both knowledgeable on all the options available to give you the best info. I hope that helps and best of luck on your first house hack 🤝🍀

my recommendation is Flip Your Future by Ryan Pineda. He does a good job in my opinion of laying out what to do and watch out for when getting started. 

Also if you take a look at the BiggerPockets library you will be sure to find some great books to get you started there as well.

The 4 Hour Work Week by Tim Ferriss.

this one is a classic in terms of understanding how to make your business efficient and how to think through the business system creation process without overcomplicating them. hope that helps! 🤝

 Yea I think searching out a local handyman or someone with a construction background, if you don't plan on doing it yourself, would be a good idea as they might have better suggestions for that specifically. 

Otherwise, it looks like there are screws holding the trim around the glass in place. it might be that removing the trim is all that is holding the glass in place? if that's the case it might be as simple as removing the glass, using it as a template to cut out a replacement from a material similar in thickness to the glass, and then just putting the new piece in and replacing the trim. Then for extra measure using caulking or silicone to make it weathertight around the seams.
