Lease Option Contracts in Oregon and Arizona

I've heard that some states treat lease-option buyers like lease-purchase buyers, such that the contracts must be foreclosed to be broken, if the tenant-buyer does not perform on the lease.  Does anyone know how lease-option contracts are treated in Oregon and Arizona, in particular?
