@Clayton Plank All great questions lol. I have a general price, the towns public records have it appraised around $247,000 however this number seems off and out of date. Most other estimated prices I find for the property have it somewhere around $190,000. This is definitely closer to the real value I think the property is worth. I have done a decent amount of research thus far but I still want to talk to the current tenants (at least I think that's a good idea) and I wanted to talk to the owners. There has been a for rent sign outside the property for a long time and that recently was changed to have both a for rent and for sale sign but it is not listed for sale on the MLS sites that I have access to. I will absolutely get in touch with the owners and try and get a better idea about where they are at. Thanks for the help!

@Account Closed I agree about reserves and will try not to rush this. I will mainly work on saving some cash while I find out more about this property, and hopefully find a partner who is willing to work with me. I have been eyeing the REIA meet-ups in my area but they have all been around an hour drive from me and at times when I work but I kick myself every time I pass up the opportunity to attend and I will absolutely commit to attending as many as possible throughout this year, including the next one that comes up.

Hey Bryant Schur thanks for the post!

I have no real estate investing experience. The closest thing I have to it is the experience of learning as my fiancé purchased our current home we live in, which I currently update in my free time. I have always tried to pay attention to real estate and have been constantly looking at the MLS since I was 18 (I am currently 24). I know that I should be smart and take some time to build up savings and increase my regular monthly income for safety before jumping into investing due to my lack of money and lack of knowledge/ experience BUT.... I feel I may have found a property in my hometown that is a great opportunity to invest in based on the research I have done thus far.

It is a duplex in CT in a decent neighborhood where a lot of new homes are being built and one of the floors is currently rented out while the other is being advertised to rent. I have paid attention to this property for years because it has been typically poorly maintained, (very high grass, dead trees/ limbs left in the yard for months, mail in the vacant appt. box). All of these things I have grown to learn thanks to the bigger pockets site/ podcast are signs of a potential good deal. Furthermore I found the current owner of the property appears to be an absentee owner (which makes more sense based on the apparently bad land lording). I have more information on the property assembled in a binder that I am continuing to add to, but I wanted to make this as brief as possible.

Basically, I know from my financial standpoint I shouldn't touch this propriety, or any other for that matter with a ten foot pole.. but I can't help but feel this might be a great opportunity and I find myself itching to do something here. 

Please let me know if you have any advice?

Start my real estate investing career: wether it be through helping manage a property or properties, answering phones for someone who is an investor, doing some repairs or maintenance to someone's properties, painting an investment property or anything else someone needs help with. 

I am incredibly eager to work, and very hard-working but also incredibly naive in real-estate and real-estate investing so I need to work hard this year to start my investing career any way that I can

I am 24 years old, I am currently still finishing up an undergraduate degree in pre-medical studies, but I am trying to gain experience in home improvement renovation and real estate in general. I have always had a vague dream of becoming a real estate agent and buying multi-family properties to renovate and rent out but as usual this was a "later in life" idea. Lately, I am getting pulled by the urge to learn more about this real estate investing thing and while I have almost no money and lots of student loan debt, I want to work with and learn as much as I can about real estate investing so when my opportunity to invest comes I can jump on it with little hesitation, and some confidence in my abilities in this field. I am obsessed with learning so I am definitely trying to take advantage of the BiggerPockets site, podcasts, books and everything they have to offer so I can connect with intelligent people that I can learn as much as possible from.
