I have heard good and bad things about hard money. I have 3 townhomes locked up for 100k. I should get approved for a personal loan for this amount but I usually end up paying for multiple loans ... meaning fees. Any good lenders that can close within a week or 2 that give great rates?

Ive done collections for 16 years prior to now, so if she wanted your address, she could google you and within a few minutes find your address, so I'd just give her your address. she clearly is stressed if she has court issues. typically I like to take the path of least resistance. I would give her the mailing address but let her you need it sent with some sort of tracking number. like fed x or ups. let her know you have a ton of issues with your mail so she doesnt take it personally. Usually if they have the money, they might not want to give it up so if you let them slide they may try to burn you. you h

ave 1 of 2 options, put a 3 day notice on her door, or make it easy for her to pay you. She sounds like an idiot and Id try to ditch her as a tenant as soon as possible. sometimes you just need to put them in their place - I've told tenants "you dont have to live here" rentals are super strong and you can flip the unit, then keep her deposit. she can suck it if she wants to get personal. lol

I imagine this will vary depending upon the deal, are these issues after you close or before? I just dont want to run into losing 50-60k

I have recently entered into a purchase agreement on a wholesale deal. I just did a quick search and realized the seller is not listed on the property assessors site. Has anyone been burned in a wholesale deal? Please note I am using a title company to close the deal but this is cash so there is no bank backing me if it turns into a fraud situation. this is my first time dealing with a wholesaler

@Tyler Speelman depends on the Tennant, if they are trying to do the right thing and you dont think they have money issues, by all means collect the nearest months rent and let them know if it's not rented they are still on the hook.

@Russell Brazil what ever happened to due diligence? I am pretty sketched out by the turn key rental flip thing .. it's like dealing with contractors but with another layer of being removed... but if you do that many deals, they are not all going to be perfect
